View 44

View 44 is an elegant, luxury, apartment development located in Edina, Minnesota. The 3-story building is home 21 residential units that sit atop an enclosed garage. The building is conveniently located in a quiet neighborhood that is easily walkable to nearby parks, local shops, and restaurants.

The use of variegated brick, cast stone and white lap siding help View 44 to blend into the character of the neighborhood. To help distinguish the building, extruded cornices are applied, and a prominent, curved entry are implemented, giving a nod to the luxury personality within.

The slope of the site created challenges but allowed for thoughtful opportunities in the design of the building. With the site sloping towards a pond in the back, this allowed for the parking to exist below the residential floors and be hidden from the street. Inside the building, the lobby is separated from the residential units, sitting at a lower elevation, which allowed for a grand stair to be added, connecting the entry amenity spaces to the residential units. This change in elevation between the building entry and units also allowed for large, private, walk out patios along Valley View Road, that maintain separation from the public realm of the sidewalk.

The apartment units themselves are top of the market with high end appliances, marble backsplashes, and ample room to spread out with two and three bedroom units. The units each feature a stunning, sculptural fireplace.

The interior design concept is based around luxurious comfort with well-appointed spaces that invite gatherings with friends and family. When you enter the lobby, you are greeted with an established “library” lobby with a cozy and intimate seating group nestled in front of a tiled fireplace. A feature stair brings you up to the fitness center and coworking spaces.

A vast and detailed clubroom drives home the community feel at View 44 with its gourmet kitchen, two additional stunning fireplaces, and light filled sunroom.

Throughout the project brass details, whimsical art and beautiful flooring details drive home the luxury feel.
