The Avenue on France

The Avenue on France is a 21.78 acre mixed-use phased development located on the west side of France Avenue between West 66th Street and West 69th Street.  The development will include new construction of 55,000 sf of retail along France Avenue, new construction of a 6-story 155,000 sf Medical Office Building, new construction of a 6-story 116,000 sf Office building, new construction of a 72,000 sf hotel and new construction of an 8-story residential building with 70 units. The existing 6600 office building, 6800 office building and the Tavern on France will remain, while the existing 6700 office building and 6750 office building will be demolished and replaced with the Office Building. In addition to the buildings, 1,399 new underground parking spaces will be added to the site split among 3 different areas of underground parking areas to reduce the vast amount of surface parking that exists on the site today.

The site’s vehicular design is organized by new landscaped through-streets that work with the City of Edina’s new Re-Visioning Plan to allow a breakdown in scale of the large parcel and provide strengthened connections to adjacent properties and Greater Southdale Area.  The pedestrian design is organized by a central landscaped walkway with a curbless interior street that is covered in some areas to act as an inner spine of the development, connecting all elements of the site for a more pedestrian friendly environment. The entire site will be lined with a stone site wall that was first implemented in the Bank of America development at the southern portion of the site. Lastly, an existing Oak Savannah will provide green space to the site and provide a buffer to the adjacent residential neighborhood.
