Riley
Riley is an 82-unit apartment building located in Richfield, just south of highway 62, off Lyndale Avenue South. The building was designed to be the sister building to Henley Apartments located across Lyndale Avenue. With a similar massing shape, Riley mimics the layout of Henley, but with a scaled back, additional fifth floor and roof deck, compared to the 4-stories of Henley. The building steps down both on the south and the east to reduce its mass next to its smaller neighbors. Another difference between the two projects is that Riley includes an additional below grade level of enclosed parking, accessible via the ramp rounding the back of the site.
An important aspect of the project was also the rehabilitation of the adjacent Richlyn Apartments. As part of the development, the naturally occurring affordable housing units at Richlyn were preserved and given new energy efficient windows, updated unit finishes, and exterior improvements. This work was done concurrently with the construction schedule of Riley.
The unit mix at Riley is comprised of primarily studios and one-bedroom units. In coordination with the City of Richfield, an accessible walk-out two-bedroom unit was provided at the ground floor to address an identified need for larger units with accessibility accommodations. Residents will be able to enjoy a first-floor lounge and co-working space, fitness room and fifth floor roof deck with views of the surrounding neighborhood. In addition, our team worked with staff and adjacent neighbors to create a landscaped path to connect Garfield Park, north of the site, to 64th Street, while creating a separation between the new development and the single-family housing to the east.
The exterior material palette includes a mix of clean neutrals. The same Coral brick used at Henley was utilized as the base structure at Riley. The two masses anchoring the U-shape are clad in white fiber cement panels, with gray panels used to accent the windows. The main mass of the building utilizes dark bronze panels, applied in a basket weave pattern, creating movement across the facade. Gray toned lap siding applied at the building bump outs contrasts against the dark bronze metal panels.
